We've been quoted £2800 by a builder we know (including painting it). I've just about got my breath back (I thought for a moment he was going to say 280, as in £280 ).
Now, it's just the side of a regular 3 bed semi type house - about 5 meters high by 4 ~5 long? The pointing has eroded so it needs doing, plus there's a couple of cracks (I don't think it's subsiding - I don't really want to know ), so we thought we'd have it rendered and painted.
He said part of the reason for high cost was the towers etc that need hiring.
Dunno but get 3 quotes, then choose the guy you like best and haggle.
I'd be more tempted to get quotes from a plasterer rather than a builder. At the end of the day, a builder will more than likely use the services of a plasterer to do the work, so cut the middle man out.
Also try and establish how each would hide/repair your cracks.
Finally, I know that you don't want to know what has caused your cracks, but it may still be worth making tentative enquires from your bulidings insurance, just to see if they have an engineer who could establish what is or isn't going on.
Scaffolding tower £150. Mini skip £100.
Assistant for 2 days = £300 (being very generous)
So the builder's getting £1100 a day. Or if he actually does work a full 8hr day, £137 an hour. More if he works 6hrs and has his own tower.
People are assuming it's a couple of days work, did he give any reason it would be more than that?
But even if it takes 4 days it's still taking the piss at £475 a day.
Our entire house was re-rendered with scratch-coat, tyrolean and two coats of masonry paint for £2400 inc proper scaffolding and all skips, materials, etc.
It's an expensive quote
Generous commercial rates would be somewhere around £25-30/sq.m for rendering, £5-£10 for painting
I appreciate you always pay more for a domestic job, you'll pay more because it's a small piece of work, and it does depend to some extent on the access. But even the expensive end of the above rates would have it at around £1000 + VAT (that's if it really is 25 square metres)
2.8x the top end of commercial prices is taking the piss in anyone's book. Get some more quotes, and go direct to plasterers/renderers. I don't think your builder friend really wants the work
